Who should you trust with your Newlands home?
When you sell or let a home in Newlands, choose an agent who will personally handle your property from start to finish, knows the suburb street by street, prices from real evidence, and can show you what past clients say without being asked.
In a suburb where freehold homes sell for a median of R9.3 million, the agent you choose affects your result as much as the market does. Most Newlands homeowners only sell or let a handful of times in their lives, so it is hard to know what separates a good agent from an average one. This guide covers what makes Newlands special, what today’s market looks like, and the nine questions worth asking any agent before you sign a mandate.
It is written by MacJin Private Office, a boutique Newlands property partnership where you deal directly with the two principals, John Beyers McDermott and Jorica Jin, from your first conversation to transfer or occupation.
Why Newlands is one of Cape Town’s most sought-after suburbs
Newlands combines forest, top schools and a village feel within 15 minutes of the city, which is why buyer and tenant demand stays strong through every market cycle.
Lifestyle and setting
At the foot of Table Mountain, bordered by Newlands Forest and a short drive from Kirstenbosch. Leafy streets, walking trails and neighbourhood restaurants and pubs give it a rare village atmosphere.
Schools
Some of Cape Town's most respected schools in and around the suburb, including SACS, Westerford, Western Province Preparatory, Rustenburg and Bishops.
Getting around
The M3 links Newlands to the city centre and the Southern Suburbs. Newlands station is on the Southern Line, and Cavendish Square in Claremont is minutes away.
Property types
Sectional title apartments near Main Road and Dean Street, character cottages, and family homes on large, wooded plots. Sectional title median R4.0m; freehold median R8.95m (last 6 months).

9 questions to ask any estate agent or letting agent in Newlands
These questions apply to any agent you are considering. Under each one, we explain what to look for and how MacJin answers it.
1. Will I deal with the same person from start to finish?
At many agencies, the person who wins your mandate hands you to a junior agent, a rentals department or a call centre. Every hand-off is a chance for details to be lost and for your questions to go unanswered.
You deal with the two partners personally, from beginning to end. There are no other agents. The people you meet on day one market your home, negotiate your offers or vet your tenants, and see you through to transfer or occupation. We are boutique and small by choice, so every client gets our full attention.
2. Do they really know Newlands, street by street?
Newlands is not one market. A cottage near Main Road, a home on the wooded upper slopes and a flat near Dean Street attract different buyers and tenants at very different prices. An agent who covers the whole of Cape Town will rarely know those differences in detail.
Both principals have lived in Newlands for many years. We know which homes rarely come to market, what each street achieves, and what buyers and tenants here are looking for. We also publish our own Newlands Property Market Report.
3. How will they price my home, and can they show the evidence?
In a fast market, pricing mistakes are expensive. Too high, and a well-informed Newlands buyer simply waits. Too low, and you lose money within days. Freehold homes in Newlands sold in an average of 35 days over the last six months, with buyers paying on average only 3.2% below asking. Ask any agent to show you the comparable sales behind their figure.
Jorica Jin holds an honours degree in economics and leads our market analysis. Every valuation and rental assessment is backed by recent comparable sales and lettings, not a guess or a flattering number designed to win your mandate.
4. Who reads the offer to purchase or the lease before I sign?
Most of the risk in a sale sits in the offer to purchase: suspensive conditions, bond approval deadlines and occupation dates. For landlords, the lease is your main protection if anything goes wrong. A clear, carefully checked document prevents most disputes before they start.
John Beyers McDermott holds a law degree. Every offer and lease we handle is read with a trained legal eye before you sign.
5. How seriously do they screen tenants?
With Western Cape rents up 9.7% in a year, a Newlands home will attract many applicants. Letting quickly is easy. Letting to the right tenant takes care: credit and payment history, affordability, references and a proper personal conversation.
We are registered with TPN, the specialist credit bureau for South Africa's rental industry, and we meet prospective tenants ourselves. The partner who vets your tenant is the partner who looks after your home for the length of the lease. We treat your home as our own.
6. Can they reach buyers and tenants beyond the property portals?
Portal listings reach everyone who is already searching. The best buyers and tenants often come through relationships: referrals, past clients and networks the portals never touch.
Jorica Jin is Treasurer of the Cape Town Chinese Women's Association and is deeply connected with local and international Chinese buyers and investors. And because we look after our clients personally, they often send the next client our way.
7. Are they fully registered and compliant?
Every estate and letting agent in South Africa must be registered with the Property Practitioners Regulatory Authority (PPRA) and hold a valid Fidelity Fund Certificate. It protects you if something goes wrong. Ask to see it; a professional agent will not hesitate.
We are registered with the PPRA, the Institute of Estate Agents of South Africa (IEASA) and TPN.
A four-year tenant found the next tenants before the home was even advertised.
A tenant family rented a Newlands home managed by MacJin for four years. In 2026 they bought their own home and gave notice to leave at the end of January 2027. Before we could advertise, the tenant told us that a colleague's friends were moving from England to South Africa and needed a home from 1 February 2027. He tracked them down, asked us to contact them, and offered a personal reference on the service his family had enjoyed. We contacted the family in England directly and, with his recommendation behind us, they asked for an application form, confirming they want to rent the home at R45,000 a month for the first year's lease.
For the landlord, that meant no advertising, no vacancy gap, and new tenants referred by someone who knows exactly how the home has been cared for.
8. Will they actually communicate with me?
Selling or letting a home is stressful. Much of that stress comes from not knowing what is happening: whether viewings went well, why an offer has stalled, or what the tenant has reported. Ask how often you will hear from the agent, and who you will call when you need an answer.
You have direct access to the two partners throughout. You will always know where things stand, and you will never be passed to someone who does not know your property.
9. What do past clients say, without being asked?
A polished brochure tells you what an agent wants you to believe. Unsolicited feedback from past sellers, buyers, tenants and landlords tells you what it is actually like to work with them. Read their reviews, and ask whether any clients have come back or referred friends.
Our track record is built on genuine, unsolicited testimonials, and on twelve years as one trusted partnership. Read what our clients say.
